Frequently asked questions

When does ZPI make sense vs. classic WZ or plan amendment?

ZPI works for large projects in areas without appropriate local plans where a classic amendment would take too long.

What can the municipality require from the investor?

The municipality may expect accompanying infrastructure: roads, playgrounds, green areas, public facilities.

How long does the ZPI procedure take?

Typically several months to about a year — significantly faster than a plan amendment.

Can the municipality refuse to participate in ZPI?

Yes — the municipality is not obligated. That's why preliminary negotiations are crucial.
